Beven's Quick Guide for Buying a Home
Buying a home is one of the biggest decisions you can make in your life. I understand how important it is for you to 'get it right'.
Prepare
Before you start, make a wish list. Think about price, location, style and size of home, and any features you particularly want such as sun, views or proximity to schools, shops etc.
Consult
When you are ready to look at properties, contact me with your wish list and we can talk through your ideas. Often homes can be sold even before they are advertised because they are snapped up by people already on our Purchasers' Database. By talking with me first, I can add you to this priority list which will give you notification of new listings as soon as they are available.
Finance
Speak with your financier or mortgage broker to arrange the best loan to suit your needs. Having provisional finance approved before you start looking not only gives you an idea of which homes you can afford, but also gives you a better chance of securing a property when it comes to signing an agreement.
Take Notes
Because you are likely to see many properties, it is a good idea to record your impressions of each house you visit. This will help you to compare houses easily and assist your recollection of property features. Make sure you record the property address, date and time of visit, agent's details and price range as well as property and location details that are important to you.
Due Diligence
When you find a property that suits your requirements, we will discuss any special conditions that would arise if you were to purchase the property. For example, you may like to have your solicitor view the property title before signing and agreement, or you may want a builder to inspect the property and give their report on the condition of the home, giving you peace of mind in purchasing the property.
